Introduction
These Terms and Conditions (“Agreement”) govern the rental of the vacation home (“Property”) by the Guest (“Tenant”) from the Host (“Owner”). By booking the Property, the Tenant agrees to comply with these terms.
Booking and Payment.

A confirmed booking is only valid upon receipt of the required deposit/payment.

The full balance must be paid before the check-in date, as specified at the time of booking.

Failure to make timely payments may result in cancellation.
Security Deposit
A refundable security deposit may be required and will be returned within 30 days after checkout, provided no damages or violations occur.
Cancellation Policy
- Cancellations made 30 days before check-in will receive a full/partial refund.
- Cancellations within 30 days of check-in will result in forfeiture of the deposit or full payment.
Check-in and Check-out
- Check-in time: [Time] | Check-out time: [Time].
- Late check-out may incur additional fees unless agreed upon in advance.
House Rules
- No smoking inside the Property.
- No pets unless pre-approved and the pet fee of $100 has been paid in advance – Two Dogs maximum
- No parties or events unless explicitly permitted.
- Respect for neighbors is required; excessive noise is prohibited.
- The Tenant is responsible for keeping the Property clean and reporting any damages.
- No Glass in the hot tub – Fee $250 to drain and clean the club
- Do not place hot coals from the wood stove in the metal bucket.
- Record player is not for children to play with. Stylus replacement is $50.00
- Do not park at the top of the driveway in snowy conditions, park at the bottom and walk up
Maximum Occupancy
- The maximum number of guests allowed is 8. Exceeding this limit may result in termination of the stay without a refund.
Liability and Indemnification
- The Owner is not responsible for any accidents, injuries, or illnesses that occur on the Property.
- The Tenant assumes responsibility for personal belongings and valuables.
- The Tenant agrees to indemnify and hold the Owner harmless from any claims arising from their stay.
Damage and Repairs
- Any damages must be reported immediately.
- The Tenant is responsible for repair/replacement costs resulting from negligence or misuse.
Governing Law
- This Agreement shall be governed by the laws of [Jurisdiction].
- Any disputes shall be resolved through mediation/arbitration before pursuing legal action.
By proceeding with the booking, the Tenant acknowledges and agrees to these Terms and Conditions.
